TPG’s Corporate Advisory Services includes specialist client-side development projects advisory services, where TPG supports clients, not as a party to the development, but rather in an independent advisory capacity and client liaison during project feasibility or preparation, implementation and close out stages.

Advisory services include high-level feasibility studies, business case development, master planning, project facilitation and coordination as client liaison, development progress and delivery oversight; to ensure project outcomes and objectives are achieved.

Site Search and Acquisition

We undertake property searches and negotiate the purchase of thousands of properties a year for our clients. This experience positions us well to secure properties off market, using our GIS mapping technology and independent property negotiators. Following a briefing on your search criteria, we will seek out those properties presenting the best redevelopment opportunities.

Property Due Diligence

We provide comprehensive due diligence reports on properties. We can identify development potential by utilising RMA Planning and our in-house legal, together with our financial feasibility modelling expertise. Our recommendations, insights and reports include financial feasibility and highest use development and redevelopment options. 

Development Feasibility Studies

TPG conduct feasibility studies to identify whether there are viable development options for a particular site. This process involves financial modelling, demand and supply analysis, RMA planning and bulk location concepts, allowing us to identify the most cost-effective and appropriate use for a site.  Feasibility studies allow you to quickly establish if there are viable property development opportunities for a site, ensuring the potential success of a project before taking the next steps in the property development management process.

Strategic Resource Management

Our RMA Planning can design a roadmap for steering you through potentially difficult and expensive RMA processes for the identified development. This includes resource consent strategy and facilitating and management of building and resource consent processes.

Market Research and Demand Analysis

Our services include property market assessments of actual supply and demand in conjunction with property specialists, scenario and needs analysis, multi-option scenario analysis and net realisation from sales to determine the best financial outcome for your property development site. To assist us identifying the optimal use for a site, we utilise our internal expertise to develop bulk and location drawings. From these, we can analyse the gross development yields.

Project Management

TPG can manage the design and delivery of a project, including procurement of design consultants, main contractor, and other specialists. We can manage your property development from inception through to project completion.

Development Risk Mitigation Analysis

We work with our clients to put in place Development Management Risk Mitigation Plans. Given the pandemic impact and the rapidly changing situation, we can provide a review to analyse risks, its implications, and to advise on possible ways to mitigate these. The objective of our analysis is to present options for various ways forward and, to the extent that is possible given the fluid situation, make recommendations on options presenting the least risk pathway. Our risk mitigation plans include contingency planning for consenting, construction and funding issues. They provide options and scenario analysis to identify the best methodology to minimise financial and programme consequences.

Risk Management

Our services include quantifying and managing property development risk by testing the sensitivity of key variables such as construction time, sales values, cost of money and quality of outcomes. We support our clients with pre-commitments for anchor tenants and other measures to mitigate project risks.

Master Planning and Concept Development

We provide overall management of the property development design process from concepts, bulk and location drawings through to detailed drawings for resource consent and Resource Management Act (RMA) processes. We drive the demand analysis and financial feasibility of design options concurrently to ensure value for money is achieved.

Project Structuring and Financing

We provide modelling of joint venture arrangements to calculate returns to different parties. We support or lead the structuring and negotiations of Development Agreements for specific sites or precint developments. We support you with securing funding options with bank contacts and investors.
